Project Overview

The Armon HaNatziv balconies project is a clear example of how a code-compliant building addition raises asset value and improves quality of life. D.D. Initiatives accompanied the project from the initial feasibility review, through the permit process with the municipality and local committee, to the actual construction of the balconies on a deep column-support system.

The Challenge

Adding balconies to an existing building requires precise understanding of the existing structure, compliance with zoning, and architectural sensitivity. A column system was also needed that would carry the loads without affecting the existing facades.

The Solution

We designed a parallel column system at the building facade that transfers all loads to the ground independently, so there is no impact on the existing structure. Every balcony was designed to the resilience standard, including code-compliant railings. The permit was issued and execution began with close engineering oversight.

The Outcome

The apartments in the building received substantial added floor area, quality of life improved, and apartment values rose. The project executed on reasonable timelines while keeping resident disruption to a minimum.
